Officials said the development will include 26 studio apartments, 92 one-bedroom apartments, and 36 two-bedroom apartments. The building will also feature approximately 5,000 square feet of neighborhood retail space and 238 parking spaces.

Yeah, not ideal and some of the parking is for the retailers. With that said, I think 190 beds in a one acre parcel is a positive.
